Institutional
Following years of acquiring under-performing Institutional assets which have
been turned around through refurbishment, judicial management, market awareness
and a truly hands-on approach to meeting occupational requirements, Cranmer’s
Investment Team are actively pursuing new ways of delivering capital growth
in an environment of high taxation on property transactions through forming
joint venture partnerships with major Institutional investors in property.
We have recently undertaken work on behalf of UBS Triton Property Fund and
two further projects are underway with a major European Fund.
Property Companies
Co-investment with other private and public property companies is regarded
as a key strategy to leverage the skill and capital base of Cranmer Investments.
A 20,000 sq ft industrial/warehouse unit adjoining the Shearway Business Park,
Folkestone has been acquired to give the co-investors an initial yield of
10.25% off a passing rental of £3.13 psf. The property offers refurbishment
potential (see news) as well as re-letting/re-gearing of the existing lease
to Carter Products Limited, a leader in the distribution of toiletry products.
